Interest Rate:
Banks considering Gross Income: 9.25% – 10.50%
Banks considering Net Income: 9.25% – 10.25%
The rate of interest above change depending on the loan amount and tenure.
The banks consider the loan amount into two blocks under 20 has no (or) above 20 lacks.
Rates interest above apply to both resident Indians and NRI.
Tenure: Resident Indians Min 1 Year – Max 25 years
NRI – Min 1 years – Max 15 years
Age salaried Min – Max 21 years – 58 years (Gob)
Min – Max 21 years – 60 years (Central Govt)
Self Employed Min – Max 21 years – 65 years
Private sector Min – Max 21 years – 58 years
Revenue – Min 10,000 / Month – Resident Indians
Min 2000 $ / Month – NRI
Processing Fee (PF): From zero to 1%, with 10.36% Service Tax on PF amount.
Sanction and disbursement conditions:
1. The property must be located within the limits bank with Geo.
2. All documents filed for the property is examined by the defense.
3. The property will be assessed by approved appraisers Technical Govt.
4. N horizontal and vertical deviations are accepted.
5. If the deviations are there then BRS (Building regularization) is necessary.
6. All original documents should be verified with the bank before disbursement.
7. All original documents must be submitted in the bank after registration.
8. Partial payments are allowed after six months only.
9. Excluding charges are 2-4% of the outstanding principle.
10. The funding will be up to 85% of cost of ownership.
12. Financing will be provided in an agreement of sale value, technical merit or increasing the amount sanctioned is lower.
13. Latest CE (Certificate of Assessment) and recent receipts of property tax payments must be submitted before the release.
14. Margin money must be paid by check. (Applicable to a maximum of banks)
15. Loan disbursement is subject to all legal checks and technique is good.
Customers will have tax exemption on this loan.
